LOCATION Cochetopa Dome Ranch contains direct, year-round access from State Highway 114, between the towns of Gunnison to the north and Saguache to the south, arguably one of the most scenic highway tours Colorado has to offer. The 1,609-deeded acres reside at the base of Cochetopa Dome and is bound on (3) sides by BLM lands and Gunnison National Forest, significantly expanding the footprint of the ranch. Potential buyers should reference the State of Colorado’s Landowner Preference Program (LPP), which allows an owner of agricultural lands (greater than 160-acres) to apply for preferential big game licenses. The ranch is located in Colorado GMU’s 551 (west of SH 114) and 561 (east of SH 114). GMU 551 provides over-the-counter antlered elk tags for the very popular second and third season rifle hunts.
