REcolorado Market Watch: Denver Metro Area Weekly Housing Market Statistics: September 14, 2020
Sellers brought 1,595 New Listings to the market last week, a 6% increase from the previous week and 15% more than last year at this time. This is the first time we’ve seen an increase in New Listings since the first week in August.
Week over week, we saw an increase in the number of listings in Pending status as buyers continued to scoop up available inventory and submit contracts on homes. The weekly count of Pending listings reached 1,597, an 18% increase from the previous week and 33% higher than this week last year.
The Median Closed Price for homes was $460,000, down 1% from last week and 11% higher than this week last year. Since January this year, we’ve seen a 7% increase in the Median Closed Price for homes. In the same timeframe, prices for single-family homes have increased 7% while prices for condos/townhomes/multifamily homes are up 6%.
Last week there were 1,200 Closed Listings, a 1% decrease week over week and 4% more than what we saw this week last year.
On September 21, the count of Active Listings was 5,762, which is 4 listings fewer that than the count of Active Listings pulled on September 14.
The median number of days a listing was in the MLS was 6 days. Days in MLS was unchanged from last week, and 10 days less than this week in 2019.
