REcolorado Market Watch: Denver Metro Area Weekly Housing Market Statistics: October 4, 2020
After seeing a double-digit increase the week of September 28, the count of Closed Listings declined. Last week, 1,081 listings sold, 40% fewer than the previous week and 1% fewer than this week last year. This was the lowest count of Closed Listings we’ve seen since mid May.
The count of Pending Listings was 1% higher week over week with 1,570 properties accepting contracts. Compared to this week last year, the count of pending listings is 38% higher.
Sellers brought 1,484 New Listings to the market last week, 1% less than the previous week, but still 14% more than we saw this week last year.
The Median Closed Price for homes was $485,000, an increase of 4% from last week and 12% higher than this week last year.
On October 12, the count of Active Listings was 5,383, 2% lower than the count of Active Listings pulled on October 5. This is the lowest count of Active listings we’ve seen since stay at home orders went into effect earlier this year.
The median number of days a listing was in the MLS was 6 days. Days in MLS decreased 1 day from last week, and 11 days less than this week in 2019.
